Kelowna Real Estate- Trending Up!

All too often, the reports coming from the media are very negative about our current real estate market. And admittedly, it has been a rather tumultuous ride for the last few years in Kelowna real estate, and North America in general!

However, not all news has to be bad news, and the Central Okanagan April statistics speak for themselves. Single family residential sales went up 20% in April 2013 over April 2012, which is a huge relief given that March 2013 was slower than usual. There were also sales increases in the townhomes category and a huge increase of 72% for lots.

So what could possibly be driving the upward trend we’re seeing? Record low interest rates are certainly making a difference. I would bet the decrease we’ve seen in prices also plays a huge part in the increased sales activity.

The Kelowna real estate market is finally becoming more “friendly”, in that first time buyers are actually able to make a purchase and get something pretty decent for a fair price. This then allows move-up buyers to do just that- move up to a bigger, newer home. It’s a chain reaction we all like to see, want to see and will see!

The Albertan’s Are Coming!

The March 2013 Buyer’s Survey results were recently released, and with it came findings that weren’t too surprising. They may even be considered a little bit encouraging!

The majority of homes purchased in our board area for March, were move-up buyers. And why not? Great prices, fantastic selection and financing rates that are unprecedented. Now is the perfect time to make the jump into a bigger space!

Not surprisingly, most of our buyers hail from Kelowna/West Kelowna already….
And now the good news- the Alberta buyers are back! Next to the locals, they were the 2nd largest buying group for the month of March, and 2013 numbers came in higher than the previous 2 years running.
Perhaps we’re starting to see the much anticipated turn-around in the Kelowna Real Estate market? I know the Nyrose & Associates team has been extremely busy working with buyers and sellers this spring- and yes, there have been a few Albertan’s among them!

March Stats

The infamous spring real estate market officially kicked off in March, but it didn’t come in as the proverbial lion. Despite how the media reports it though, not all news is bad news in the world of real estate.

Sales were up significantly for both townhomes and lots. Townhome sales jumped 34% over this time last year and lots by 31% over this time last year. The great thing about lots being sold is it typically means a home of some sort is going to be built on it, which in turn creates work for the construction industry and all of the various trades involved in building a home. And I think we can all agree that work in the Okanagan is a good thing!

Median prices went down compared to last year thus making it more affordable and easier to get into the market for 1st time home buyers or those looking to catch a great deal- and there are a lot of good deals to be had out there!

It’s Not All Bad News Out There!

Despite all the gloomy reports and predictions surrounding the Kelowna real estate market, there are still signs of an upswing in the air. The BC Huffington Post reports that housing starts will actually trend up this year. This prediction is courtesy of CMHC who says housing starts will rise from it’s current 27,400 to almost 29,000. While prices will remain fairly constant for the time being, there will be a slight increase come 2014.

The majority of the housing starts activity is expected in Vancouver, with KELOWNA and Abbotsford-Mission areas also seeing increases.

From a real estate perspective, I’d say that’s something to be happy about! Highs and lows are typical in real estate- it’s what keeps it interesting and keeps all of us alert!

An Award To Remember!

On the theme of my last blog, I am also proud to announce the Nyrose & Associates team was fortunate enough to receive more than one Coldwell Banker® award- we are actually the recipients of 3 different awards!

In addition to the President’s Elite Award we received (which I blogged about a couple days ago), we were also the recipients of an award for being one of the Top 10 teams in all of Canada for Coldwell Banker and in fact, we took the #3 spot nationally in 2012 for total production!

But perhaps the most surprising award we received was for being Coldwell Banker’s #1 team in all of BC for units sold and #2 in all of Canada overall for 2012- I wish I could’ve seen the look on my face when that was announced!

As we draw our “Meet the Team ” theme to a close, last but not least is Tanya Odorizzi. Tanya joined Nyrose & Associates as our full time Marketing Coordinator and Office Administrator. She’s essentially the one who takes care of making sure our clients are in the loop and keeping track of the rest of the team’s whereabouts and what-not’s, which isn’t always the easiest task!

Myself, Kyle & Jenna

I am thrilled to be a part of the Nyrose & Associates team! Everyone on the team has such distinctive personalities, but yet, we all just “click” with each other.
I love how everyday, there is always a reason to laugh and joke around with each other. Yet at the same time, everyone is very serious and dedicated to the business of buying and selling homes. I really believe that’s why we keep so busy- because our clients have fun with us, but know their real estate needs will still be handled professionally and efficiently.

A bit about me…I am a proud mom to 2 awesome children, Jenna & Kyle and a wiener dog named Beanie! We moved to Kelowna for a 2nd time in 2008 and have no plans to leave again! I’ve actually been a “real estate junkie” for a long time and have a slight obsession with fixer-upper homes and the real estate market in general. I was briefly licensed in 2011 as a REALTOR® and am considering it again- but probably not anytime in the near future!

In my spare time, I play league volleyball, a bit of squash and I’ve recently taken up running as well. I absolutely love living here and I wake up everyday very thankful to be living in this beautiful city. Overall, I just try to have fun with whatever life hands me- is there any other way?!

His dry sense of humor and laid back attitude draw people to him naturally and I’m thrilled that he’s had some brag worthy successes already as part of our team!

Hello All! Wow- what can I say and where do I start?! Well, first of all, I’ve been a licensed Realtor® since 2011 in Kelowna. I moved here from Vancouver in 1991 to escape the craziness of the big city, but I actually think it’s crazier and busier for me here- not that I’m complaining though!

Circumstance brought me to join the Nyrose & Associates team and it’s been a decision I’ve never regretted. I’ve learned more than I thought possible in a very short period of time, and I’m very grateful for these experiences. Working with the Nyrose & Associates team has been A LOT of fun, and I value these people as my friends- not just my co-workers.

Outside of my crazy real estate life, I am very much involved in a local dance studio as my partner Robb owns it. Just don’t ask me to pirouhette or plié for you! We have 2 poodles, Stedman and Denzel, and I think they have it pretty good for dogs! On my off-time, we like to go out in support of local business and try one of the many different restaurants here. I personally love interior design and everything to do with decorating and home renovations and have tried my hand at it in my own home! I am also proud to say that I am affiliated with the GLBT community.

It’s All About Heart- Meet Karen Mustard!

Meet the Team is pressing on! Next on the list is Karen Mustard- formerly known as Karen McNeill. If you don’t already know Karen, then you’re missing out! She’s one of those people who will go out of her way to help you. I’m always impressed with her abilities to pull a deal together and smile from beginning to end! So without further ado, here’s Karen…

Hello everyone! Thank you all for sticking with us as we each get a chance to say our piece! I’ve worked with Nyrose & Associates since 2011, so I’m still relatively new to the game. Everyday though, I still learn something new! Darcy is a great mentor and teacher, and I’m thrilled to be a part of this team. I’ve always had an interest in real estate- in fact, my sister is also licensed as an agent in Ontario, so the “bug” tends to run in our family!
I think what’s great about real estate is it’s constantly shifting and keeping things interesting. No two days at the office are alike, which makes it easy to WANT to get up and work everyday!
I do have to say that I’m not sure I’d have this much fun with any other group of people. The Nyrose & Associates team is tops when it comes to supporting each other- both professionally and personally.

Personally speaking, I have 2 wonderful boys who make me so proud to be their mom! I also have the world’s most hilarious Labrador Retriever named Roxy and a furball for a cat! I love to be active and enjoy snowshoeing in the winter, hiking in the summer and of course, walking the dog in any season!
One of the ways I try to give back to the community is by helping seniors. I’m actually certified as a Senior’s Real Estate Specialist, but outside of work, I also like to help out- whether it’s driving someone to an appointment or going out to a movie with them- it’s a small contribution, but one I feel is worthy.

Heeeeere’s Dave!

In my personal opinion, Dave is one of the easiest people to get along with. He’s a great addition to the Nyrose & Associates team and I hope you enjoy this chance to get to know him a little better!

Well, hello everyone! This is admittedly a little out of character for me to “blog” but apparently it’s the latest and greatest thing to do! I’ve been licensed as a real estate agent for the past 2 years. I originally decided to get into real estate because, quite simply, I like to help people. Helping someone find their dream home or sell their home of 20 years is an emotional process, and I think I’m pretty good at walking someone through all of the steps and giving a few laughs along the way. Hey, I’ve been down that road myself, and it can be both a tough and an exhilarating undertaking!
Working alongside the Nyrose & Associates team members is an experience like no other! We are both colleagues and friends, which tends to bring a lot of memorable, fun moments! The support we can offer each other is something that’s hard to find in the workplace these days and I feel very fortunate to have this opportunity to work with this fantastic and unique group of people!

Outside of real estate, I’m usually skiing in the winter or bike riding, kayaking or hiking through this amazing city in the summer.

My wife Jan is my best friend and confidante, and we love our lives here in Kelowna. We try and contribute as much as possible to this community by volunteering our time at various events.
I also have a Jack Russell terrier/terrorist who figures he’s the boss- so we’re working on that one!
I am very blessed with extended family close by as well, and love the chance to spend time with my grandchildren.

I guess a very little known fact about me is that I write and perform songs. I actually have a children’s album produced- and for me, it’s the culmination of a dream and doing something I love.
