Kelowna Neighbourhoods - There is a Neighbourhood for Everyone

Downtown (Kelowna North) -Kelowna's downtown runs north of Highway 97, west of Gordon drive and from the base of Knox Mountain and the east shore of Okanagan Lake. Kelowna's downtown is lined with local boutiques, cafes, restaurants, art galleries, beaches and so much more! Kelowna's downtown is the heart of Kelowna. Black Mountain -The area of Black Mountain is the area North of Mission Creek, and east of Hollywood Road South, east of Teasdale and Springfield Roads and due east at the junction of Springfield and Highway 33.

Black Mountain is a 20 km drive to Big White, approx. 10 minutes to Downtown Rutland, 20 minutes to downtown Kelowna, Hospital and Lake. A Perfect neighbourhood for any family. 

West Kelowna -The area of West Kelowna extends from the Westside of Okanagan Lake to Glenrosa. West Kelowna has grown rapidly over the last few years, and continues to grow at an astonishing rate. In the past two years we have seen big box stores such as Superstore, Walmart, Future Shop and Winners flood into West Kelowna's downtown shopping centre. West Kelowna is made up of a variety of single family homes, condominiums and townhomes; both on free hold and leased land. Upper Mission -The area of the Upper Mission runs south of Burnaby Road and east of Okanagan Lake; encompassing Crawford Estates and West Point Subdivisions. The neighbourhood of the Upper Mission is a mere 10-15 minute drive from Kelowna's downtown, 10 minutes from the Kelowna General Hospital, 15-20 minutes away from Orchard Park Shopping Centre and 30 minutes from the Kelowna International Airport. The Upper Mission is primarily a residential area made up of many large subdivisions of new and older homes. The Upper Mission is the only community in Kelowna not to have a condominium presents, and although single family homes dominate the area, the desirable community is shared with multiple townhome developments.  

Lower Mission-The neighbourhood of the Lower Mission runs from KLO Road to Burnaby Road and from Okanagan Lake to Gordon Drive. The Lower Mission's central location is just a 5 minute drive from downtown Kelowna, 0-5 minutes to the Kelowna General Hospital, 10-15 minutes to Orchard Park Shopping Centre and 30 minutes to the Kelowna International Airport. Housing in the Lower Mission is comprised of single family homes, condominiums and townhomes. New condominium and townhome developments can be seen in progress all along the main drive of Lakeshore. Springfeild/Spall -The area of Springfield/Spall is situated northwest of Mission Creek, south of Hwy 97 and east of Gordon Drive. The Springfield/Spall neighbourhood is conveniently located close to Orchard Park Shopping Centre, City Transit and many niche grocery stores; such as Zia's Italian Fine Food, Abby's Spice & Tea store and many others. Also in this great area are dentists, medical clinics, pharmacies and all the other amenities needed for your day to day life. The neighbourhood of Springfield/Spall is home to a wide variety of condominiums, townhomes, and single-family-homes; making the area of Springfield/Spall an excellent choice for all life styles.

South East Kelowna -The area of South East Kelowna runs south of Mission Creek, east of Swamp Road (excluding Crawford Estates) to the eastern most part of Kelowna. The area of South East Kelowna is home to two of Kelowna's most renowned golf courses; The Harvest and Gallagher's Canyon.  The landscape of the area is one to awe over. With orchards and farmland sharing the area with many single family homes featuring spectacular lake, city and orchard views, there is very little not to like. South East Kelowna offers rural living with the benefit of city amenities within a 20 minute drive.

Rutland -Rutland is located south of Highway 33, north of Mission Creek ,west of Springfield Road to Hollywood Road south, and south of Old Vernon Road.  Rutland is home to many parks, playgrounds, sports fields and hiking paths; making Rutland a great place for active living. Other highlighted amenities in the neighbourhood are the YMCA - YWCA, Rutland Arena, BMX Track and the Okanagan Gymnastics Centre. The residential real estate market in Rutland consists of single family homes, condominiums, and townhouses.

Kelowna South -The area of South Kelowna extends from Highway 97 to K.L.O. Road and from Okanagan Lake to Gordon Drive. The area is mainly comprised of older styled homes; some being heritage homes, while some newer builds have been built following the Abbott Street & Marshall Street Heritage Conservation Areas Development Guidelines. Along with these beautiful historic and historic inspired homes, there are also many larger homes available along the lakeshore. Also featured in the South Kelowna area are numerous parks, shopping centres, restaurants, a bird sanctuary, the Kelowna General Hospital and Okanagan University College.

Glenmore -The area of Glenmore runs along the north side of Highway 97 from Gordon Road to Spall Road and from Okanagan Lake to Highway 97; excluding Dilworth Mountain, Quail Ridge and McKinley Landing. The area of Glenmore is divided into to two regions, Glenmore and North Glenmore.  North Glenmore is located west of the Dilworth Mountain area and north of Ivans Avenue, while Glenmore is located north of Highway 97, in between Gordon and Spall. Both the Glenmore and North Glenmore neighbourhoods are comprised of a variety of single family homes, condominiums and townhomes. Dilworth -The area of Dilworth is situated north of Highway 97 - which encompasses the sub-division of Dilworth. The homes located in Dilworth range from new builds to about 15 years in age. Dilworth's prime hillside location offers the homes there unsurpassed views of the valley and Okanagan Lake. The area of Dilworth is conveniently located close to Orchard Park Mall, Dilworth Centre, Spall Plaza, the Kelowna Golf & Country Club and the Central Park Golf Course.
