January 1, 2026. 2026 is already starting off better than 2025, but there are still homes out there that are over-priced. In a typical market, you might see approx. 20% of homes that are priced above the market value. In 2025, that number was more like 45% of listings. But, things are changing as we head into 2026 which is excellent news. Last year, we predicted townhomes winning 2025's market. What we didn't account for was that move up and move down buyers have to sell their home to rightsize, and both markets made that difficult. However, as we look to 2026 and see more stability across the board, townhomes will have the advantage in sales for 2026.
