We've been seeing a lot of out-of-town buyers in the area over the 12-18 months. So, when the Central Okanagan had Covid-19 restrictions put back, fires (and with the fires, a lot of smoke), and a provincial advisory to avoid travel to the area, we anticipated a bit of a market slow down. In addition, many locals who were looking to purchase also began to slow down their search, not wanting to play the game of competing for homes in multiple-offer situations.

Here's your 'by the numbers' quick snapshot of what's happening in the Kelowna real estate market and across the Central Okanagan.
In the condo market, inventory is down over last month and last year. Sales are down a bit over last month but up over last year. And condo sales continue to rise.
Townhome inventory is up over last month, but down over last year. Sales were lower this past month than July and August 2020 but prices continue to rise, with pricing up over last month and last year.
In the single family home category, we're seeing a bit more inventory over last month but still down a lot over last year. Sales were down over last month but up over August 2020. And the average price, at over $1-million, is down slightly over July but well-up over last year. August 2021's average single price family home sale is the second highest we've seen (just missing out to July 2021).
