Is the market playing hard to get or is August simply showing a seasonal slowdown? Behind the headline numbers is the plot twist we've been waiting for: single-family homes, sluggish since Fall 2023 have picked up the pace over the past few months. That shift matters because many buyers looking to downsize into townhomes or condos need to sell a single-family first. When that segment moves, it sparks momentum across the board. In this month’s report, Darcy Nyrose breaks down what really happened in August and what it means for buyers and sellers right now. The story isn’t just in the stats, it’s in who’s buying, who’s selling, and what happens next. HINT: If you are buying, now might just be the perfect time.

Single family home sales are gaining momentum. With a few less listings on the market vs last month and last year, pricing has modestly increased as well.
Townhome inventory and sales activity is fairly neutral when comparing over this time last year, and this past July. There's a variety of new and resale townhome inventory on the market, presenting plenty of options for townhome buyers.
Condo Buyers have more to choose from with a 20% jump in active listings compared to last year, and that additional supply has led to more sales over last year, though pricing has remained fairly steady.
