5 Reasons to Use a REALTOR® When Buying New

October 19, 2021

YOUR INSIDE LOOK AT KELOWNA REAL ESTATE DEVELOPMENTS

The importance of having a REALTOR® when buying in a new development

You might think, “why do I need a REALTOR® when buying new”? You visit the Presentation Centre, get caught up in all the glamour, the beautifully designed model home, the on-site sales team has been so helpful, they answered all your questions, promised you’ll get what you want... you’re sold! You know you need to act quickly and they will handle all of the paperwork… right? HOLD ON! You may want to think twice before making that assumption. Don’t jump the gun on that sale just yet! The experienced REALTORS® at Nyrose & Associates have decades of experience working alongside both Developers and New Home Buyers - take advantage of our market knowledge as we guide you through buying new.

5 Reasons to use an experienced REALTOR® when buying new:

1.) You have someone on your side

It’s advantageous to work with a REALTOR® who will have your best interests in mind. While the developer’s sales team will bring forward all offers and requests to the developer, they’re acting in the best interest of the developer. A professional REALTOR® can negotiate on your behalf, request added bonuses that you may not have thought of (such as an extra parking stall or upgraded appliances, etc.), and ensure you completely understand the contract.

Your REALTOR® will be your point of contact throughout the entire process and can inquire on updates and information on your behalf.

2.) You get valuable insider knowledge and information

It's important to choose a REALTOR® who has specialized knowledge in new home sales. A local real estate agent with experience and knowledge in new developments will have insider information about the developer’s reputation, current sales, pricing, current or upcoming promotions, and how it compares to current market value. They understand the pre-sales process and stay on top of critical dates for home selection and sales launch. In addition, they have a keen understanding of the neighbourhood, resales in the area, and the local demographic.

3.) They can show you other product and help you find the right home

Kelowna’s new home development market is booming. Perhaps you have your eye on one project but there may, in fact, be several similar projects and options available to you. REALTORS® in the know (those with specialized experience and knowledge in local developments) will help ensure you're keeping your options open, not missing out on other opportunities and that you will find ‘the one’ that’s right for you.

4.) They can provide insight into ‘extras’

Your REALTOR® will identify what features are included in the standard price and what will cost you extra. The pristine model homes and show homes are typically displayed with all the enticing extras that you might assume were included. But are they worth the extra price? Your REALTOR® can help you decide what upgrades are worthwhile

5.) Your REALTOR® will guide you through the entire process

Buying a pre-construction or newly built home can be more complicated than a typical resale, and understanding what you’re signing is crucial. A REALTOR® experienced in new developments can guide you through the entire buying process, and make sure you don’t miss any critical information on the contract. Legalise can be confusing at the best of times, and the developer may include clauses that you might gloss over or may not fully understand.

Your REALTOR® can also offer advice on when to buy. Whether it be pre-construction, during construction or after completion, you’ll need to plan your finances and timing the sale of your current home (if applicable).

You might feel overwhelmed by everything you need to do before completion. Your REALTOR® will have a vast network of professionals that include mortgage brokers, appraisers, notaries and home inspectors to help you ever step of the way.

6.) It costs you nothing

The best part is, the REALTOR® gets paid by the Developer which means having representation on your side is worth its weight in gold but costs you nothing! If you’re considering buying (new or otherwise) it's important to find the right real estate agent with the right experience to help you as you begin your search. This way you can take full advantage of their market knowledge and expertise to help you with your search.

The REALTORS® at Nyrose & Associates have decades of experience working alongside Developers and with new home buyers. With a deep knowledge of the new home market, how new development fits into the resale landscape, developers and the new developments on the horizon, we’re here to help you with your new home purchase. Give us a call to discuss your real estate goals and we’ll work together to find the right home for you.

BE SURE TO MENTION YOU'RE WORKING WITH A REALTOR® WHEN YOU REGISTER

To be sure you have someone looking out for your best interest, be sure to tell the developer on your first visit, or when you fill in the registration form, that you’re working with a real estate agent. If you don’t communicate this information up front, it isn’t always possible for you to utilize your own representation.
