What Does Coming Soon Mean?
A developer cannot sell a development (or development phase) until all the details are finalized and the disclosure statement is filed. Many developers will begin introducing the project to gain awareness before they're able to start writing contracts on the homes.
Why register for information so early? Registering is important if you want to buy into a development in the presale phase. Not only will you get early access to all the information, but you'll generally be among the first to hear about pre-sale dates before the development opens to the public. Developers do not need to sell their projects on MLS® and will often work through their registration list before releasing homes to the general public. That's why it's important that you and/or you and your REALTOR® register early if you're strongly considering that development.
In other words, COMING SOON means REGISTER NOW.
1.) Get information before the general public - Registering early ensures you get information and updates ahead of everyone else.
2.) Stay up to date on timelines - Staying on top of updates and timelines will allow you to plan your purchase and move accordingly. If the estimated completion date won't work for you, then you know you'll need to find another option.
3.) Your REALTOR® can get insider info - If you have a REALTOR®, let them know you're interested asap. They will let the development know your interest and work with you and the developer to ensure you will get the best opportunity to purchase your preferred home.
4.) Get early pricing - Once the developer releases starting prices, you can decide if their pricing fits within your budget. Buying at presale usually means you're getting the best pricing before prices go up at or before completion.
5.) Home selection - One of the major advantages of getting into a development early is being able to choose your preferred home. As soon as the opportunity arises to select your home, make sure you or your REALTOR® get in touch with the developer's agent for priority home selection.
